Most equipment manuals say “service twice a year.” On the Gulf Coast that is a minimum, not a plan. Between Bay City, Lake Jackson, Angleton and Rosenberg, rooftop units and split systems run hard from March into November, pull in humid air every hour of the day, and in Matagorda County they do it in salt-laden air that corrodes coils and electrical contacts faster than inland equipment.
What we recommend for most commercial buildings
- Quarterly visits for restaurants, medical offices, busy retail, and any building where downtime costs money by the hour.
- Twice a year (spring and early fall) for offices, churches and light-use warehouses.
- Monthly filter changes in between, done by your staff or by us under a maintenance agreement.
What a proper maintenance visit covers
A tune-up that takes fifteen minutes is a filter change, not maintenance. On a B&B Mechanical maintenance visit the technician will:
- Clean condenser and evaporator coils, which is where Gulf Coast humidity and salt do the most damage.
- Check refrigerant pressures and look for slow leaks before they become a compressor failure.
- Test electrical connections, contactors and capacitors. Heat and vibration loosen them over a season.
- Clear and treat condensate drains. A blocked drain in July means water on the ceiling tiles.
- Calibrate thermostats and controls so zones actually hold their set point.
- Inspect belts, bearings and blower wheels on larger air handlers.
Why the schedule matters more here than elsewhere
Dallas has a summer. We have a cooling season that runs eight or nine months. Equipment here accumulates run hours far faster than the national averages built into service intervals, so a “once a year” plan quietly turns into deferred maintenance. The pattern we see on emergency calls is nearly always the same: a dirty coil raised head pressure for months, the compressor ran hot, and it failed in the hottest week of the year, when parts and technicians are hardest to get.
What a maintenance agreement gets you
Scheduled visits that happen without you remembering to book them, priority response when something does fail, documentation for your landlord or insurer, and a technician who already knows your equipment and its history.
